The farm, formerly owned by Viola G. Ling and currently held by the Viola G. Ling Trust, is conveniently located on the Northeast side of Round Lake. The farm consists of one tract containing 152.6 acres, more or less. This tract will be sold on a per acre basis and will be sold as 152.6 acres, more or less. FSA records show 135.7 total tillable acres with a corn base of 67.1 acres with 112 bushel direct and 124 bushel CC yield. The tract has a soybean base of 68.6 acres with 30 bushel direct and 36 bushel CC yield. The CER rating for the farm land is 72.54 according to the Nobles County Assessor. Maps showing where drainage tile is located are available upon request. 

Sealed bids will be received at the offices of Hedeen, Hughes & Wetering, Attorneys at Law, P.O. Box 9, 1206 Oxford Street, Worthington, Minnesota, until 10:00 a.m. on July 25, 2014, for the purchase of this land, described as follows: 

All that part of the Northeast Quarter (NE1/4) of Section 24, Township 101, Range 39, Nobles County, Minnesota, lying Northeast of the Northeast line of the right-of-way of the Chicago, Rock Island and Pacific Railroad Co., formerly the Cedar Rapids, Iowa Falls and NW Railroad Company; and also that part of the Northeast Quarter of the Northwest Quarter (NE1/4NW1/4) of said Section 24 lying Northeast of the Northeast line of said Railroad right right-of-way and East of the East line of the public road running North and South through said Northeast Quarter of the Northwest Quarter (NE1/4NW1/4), said public road being an extension of Rohrer Avenue in the Village of Round Lake, excepting therefrom the parcels more particularly described in Document Number 278282 in the office of the Nobles County Recorder and all easements of record or not of record. 

A more detailed legal description of the land is available upon request. The described real estate will be sold subject to easements, rights-of-way and reservations, if any, of record. All bids, if mailed in advance, must be received by 10:00 A.M. on July 25, 2014, and any mailed bids should be addressed to Hedeen, Hughes & Wetering, Attorneys at Law, P. O. Box 9, Worthington MN 56187-0009, Attention: Viola G. Ling Trust. All bids must contain contact information, including a valid telephone number at which the bidder can be reached. 

The five highest bidders for the tract shall be notified via phone by 2:00 P.M. on July 25, 2014 that they are one of the five highest bids. The five highest bidders will then meet at the offices of Hedeen, Hughes & Wetering at 10:00 A.M. on July 29th, 2014. At that time the highest bid will be disclosed and the five highest bidders will then have the opportunity to increase their bid greater than the highest bid submitted. The resulting highest bid submitted for the land at that time shall be the successful bid, subject to the right of the sellers to reject any and all bids. 

Upon the acceptance of a bid and the signing of an earnest money contract, the highest bidder shall pay earnest money in an amount equal to ten percent (10%) of the accepted bid. The balance of the purchase price shall be paid in cash on or before September 15, 2014. Real estate taxes due and payable in 2014 shall be paid by the sellers and real estate taxes due and payable in subsequent years shall be paid by the purchaser.
