CITY OF WORTHINGTON PLANNING COMMISSION NOTICE OF PUBLIC HEARING

The City of Worthington Planning Commission will hold three public hearings on Tuesday, July 1, 2014, for the purpose of considering the following business:

Variance - Worthington Christian Reformed Church is seeking the issuance of a variance on the property they own at 1100 1st Avenue SW to be allowed to make parking lot alterations to a property that currently exceeds the 25% maximum impervious coverage permitted, including the construction of a 30' x 40' accessory structure, for the subject property. If completed as proposed, the subject property will be 10,085 square feet, or 3%, over the said maximum impervious coverage. The legal description of the subject property under consideration is as follows:

Lots 30 and 36, Block 17, Auditor's Plat of Block 17, Ludlow Acres, City of Worthington, Nobles County, Minnesota EXCEPT that part of Lot 36, Auditor's Plat of Block 17, Ludlow Acres, City of Worthington, lying southwesterly of a line 120 feet northwest measured at a right angle to and parallel with the centerline of the Chicago and Northwestern railroad line.

Lots 31 and 32, Block 17, Auditor's Plat of Block 17, Ludlow Acres, City of Worthington, Nobles County, Minnesota EXCEPT those parts of Lots 31 and 32, Auditor's Plat of Block 17 of Ludlow Acres, Nobles County, Minnesota, lying southeasterly of a line 120 feet northwest of, measured at a right angle to and parallel with, the center line of the Chicago and Northwestern Transportation Company's right‑of‑way. Said exception also being described as follows: The southeasterly 20 feet of Lots 31 and 32, Auditor's Plat of Block 17, Ludlow Acres, City of Worthington, containing 0.323 acres.

Special Use Permit - Worthington Christian Reformed Church is seeking the issuance of a special use permit for the construction of a 30' x 40' accessory structure on their property located at 1100 1st Avenue SW. The property is zoned “R-1” - Single Family Detached Residential. Religious institutions are permitted in the “R-1” district through this issuance of a special use permit. The legal description of the subject property under consideration is as follows:

Lots 30 and 36, Block 17, Auditor's Plat of Block 17, Ludlow Acres, City of Worthington, Nobles County, Minnesota EXCEPT that part of Lot 36, Auditor's Plat of Block 17, Ludlow Acres, City of Worthington, lying southwesterly of a line 120 feet northwest measured at a right angle to and parallel with the centerline of the Chicago and Northwestern railroad line.

Variance - Midcontinent Communications is seeking the issuance of a variance on the property owned by Mike and Melissa Burns at 1628 1st Avenue. If approved, the applicant will construct a 8' x 12' building that will encroach 26 feet into the required 50 foot front yard setback for properties located within the “B-3” District, which is the zoning classification for the subject property. The legal description of the subject property under consideration is as follows:

The northeast 100 feet of the Southwest 396 feet of that part of Tract G lying northeast of 16th Street on First Avenue, East Addition, City of Worthington, Nobles County, Minnesota.

The public hearings will be held in the City Council Chambers, at City Hall, 303 Ninth St., Worthington, Minnesota, at 7:00 P.M. on Tuesday, July 1, 2014. At the hearings, the Planning Commission will hear staff’s report and public testimony and may take action. All interested persons are invited to attend and be heard.
