NOTICE OF PUBLIC HEARING
The City of Worthington Planning Commission will hold five public hearings on Tuesday, June 5, 2012, for the purpose of considering the following business:
• Special Use Permit - Merido Mazariegos is seeking the issuance of a special use permit to convert the commercial building he owns at 1638 Oxford Street into a religious institution. Religious institutions are permitted in the “B-3” district, which is the zoning classification of the subject property, through this issuance of a special use permit. The legal description of the subject property under consideration is as follows:
The North 50 feet of Lot 12 and the East 112.9 feet of Lots 13 & 14, Block 12, Moulton’s Re-Survey and Subdivision of Clary’s Addition, City of Worthington, Nobles County, Minnesota.
• Change of Zone - Southwestern Mental Health, Inc., has submitted an application requesting rezoning of the property it owns at 1415 4th Avenue (former Central School site). If approved, the subject property would be rezoned from “R-4” - Medium Density Residential to “PUD” - Planned Unit Development. The legal description of the subject property under consideration is as follows:
All of Block 35, Plat of Worthington (Original Townsite), City of Worthington, Nobles County, Minnesota.
• Preliminary Plat - Southwestern Mental Health, Inc., is seeking preliminary plat approval of Central Square Addition, which is proposed to be a 2 lot planned unit development. The proposed subdivision is on approximately 2.4 acres located at 1415 4th Avenue (former Central School site). The legal description of the subject property under consideration is as follows:
All of Block 35, Plat of Worthington (Original Townsite), City of Worthington, Nobles County, Minnesota.
• Variance - Charles Anderson has submitted a variance application for property he owns at 1216 Grand Avenue. If approved, the applicant will be able to construct a 40' x 50' detached garage on the residentially zoned property. According to Zoning Ordinance, the total square feet of all accessory structures in residentially zoned areas may not exceed 1,400 square feet. With the construction of the proposed garage, the applicant is proposing 2,000 square feet of accessory structures. The legal description of the subject property under consideration is as follows:
The east 127.9 feet of Lot 19 and all of Lot 20, Block 12, Moulton’s Re-Survey and Subdivision of Clary’s Addition, City of Worthington, Nobles County, Minnesota.
• Variance - The City of Worthington has submitted a variance application for property it owns directly northeast of the intersection of Prairie Drive and US Highway 59. If approved, the applicant will be able to construct an enclosed connection or link between two structures (hotel and event center) that will be on separate parcels with separate ownerships. According to Zoning Ordinance, the minimum setback required for any structure from the property line of an adjoining parcel with no common ownership is 10 feet. The proposed connector would encroach the entire 10 feet of the required setback. The legal description of the subject property under consideration is as follows:
Lots 1 & 2, Block 2, Prairie Expo First Addition, City of Worthington, Nobles County, Minnesota.
The public hearings will be held in the City Council Chambers, at City Hall, 303 Ninth St., Worthington, Minnesota, at 7:00 P.M. on Tuesday, June 5, 2012. At the hearings, the Planning Commission will hear staff’s report and public testimony and may take action. All interested persons are invited to attend and be heard.
