NOTICE IS HEREBY GIVEN, that a public hearing has been called and will be held in and for Nobles County, Minnesota, on Wednesday, April 28, 2021 to begin at 8:30 A.M., at the Public Works Facility, 960 Diagonal Road, Worthington, MN 56187. Pursuant to Minnesota Statutes §13D.021, Subdivision 1, due to the COVID-19 pandemic, the public hearing will be held by teleconference. If prompted to enter a Participant ID number, press the pound (#) sign. All interested parties are invited to attend. The purpose of the meeting is to consider the approval or denial by the Nobles County Zoning Board of Adjustment of plans for the physical development of the area of said County outside the incorporate limits of municipalities, such plans specifically to include:

Jeffrey Bullerman, Adrian, MN a request to vary from the required 125' setback from the centerline of a state highway for the construction of a 20' x 40' garage addition with living space above. Public hearing is required under Section 603.5 (#2a) Required Minimum Setback Distance for Buildings from Road Centerline of the Nobles County Land Use Ordinance. This parcel of land is located on a 2.93-Acre Tract in the NW ¼ of the SW ¼, Section 31 Twp. 103, Range 42 (Larkin Township).

Chad & Julie Ruiter, Leota, MN, a request to vary from the required 10' setback from the side property line for the construction of a 40' x 32' garage addition. Public hearing is required under Section 605.5 Performance Standards - (#3) Side Yard Regulations of the Nobles County Land Use Ordinance. This parcel of land is located in Lot 7, Block 3 in the Village of Leota, MN - Section 8, Twp. 104, Range 43, (Leota Township).

Such public hearing to there commence and be concluded at such time or therefore as such hearing may be continued from time to time, and if you know of any interested person or persons who did not receive written notification of said hearing, it would be appreciated if you inform them of said hearing. If you cannot attend said hearing, this office will receive all comments verbal and/or written. Such hearing to be conducted by the Nobles County Zoning Board of Adjustment, which Board has heretofore reviewed the said hearing all pursuant to and consistent with the authority of Minnesota Statute 394.26(2)(1976) and otherwise in such cases provided by law.
